Let me know if you have a wood deck or a finished basement. And please give me the age of your home. Homes older that 50 years (built before 1970) take more time to inspect. For an older home, please add $100.
When you are making a purchase of a bank owned home, a short sale, or a foreclosure, these inspections cost an additional $200.
Inspecting and reporting on a finished basement or a wood deck is an extra charge of approximately $50 each. If you have asked for that pricing in the description of your work including the size of the finished basement and the size of the wood deck, I will send you a follow-up message that will describe the pricing for those items and a new total price. Other inspectors may not have those prices in their quote.

Each of those items require a separate license in Illinois.
