How our 6-Stage process works:
(0) Strategize: Pre-Plan your Project
Our website includes a custom tool to assist in guiding you through the first steps toward a successful outcome.
This tool will assist you to explore:
- Economic Factors such as budget and timelines
- Qualitative goals that determine quality
- Available and required information to proceed.
(1) Assess: Study and Test Feasibility
Our team will provide recommendations to:
- Address likely pre-design issues
- Consider environmental factors
- Analyze Zoning, Entitlements, and Building Code Requirements
- Prepare a plan to meet Sustainability, Inclusivity, and/or Wellness Objectives.
(2) Design: Visualize the Concept
Each project includes a 3D component by default:
- This helps you and other key decision makers arrive to more informed and sound design decisions.
- Animations and virtual tours can also assist in creating interest in a project.
- Each visualization displayed on our website is created in-house by our team.
(3) Audit: Building Systems close the remaining gaps
At this stage, the design aesthetics and nearly finalized.
Our team coordinates the design with the following components:
- Structural Systems (Steel, Masonry, Wood, Earthen)
- Lighting, Power and Low Voltage SystemsHeating, Ventilating and Cooling Systems (HVAC)
- Water Supply and Sanitary Drainage
This exercise helps to smoothen the construction process and minimize overwhelming last-minute decision making.
(4) Finalize: Obtain Approvals*
At this stage, the project is submitted for Building Safety and other similar approvals* required to construct the project.
We begin coordinating pre-handover activities, such as:
- Assisting in interviewing potential builders (contractors)
- Distributing pre-bid documents to potential builders (contractors)
- Coordinating any intra-departmental clearances associated with the approvals.
*Final determination of approvals can only be granted and/or guaranteed by the Authorit(ies) Having Jurisdiction.
(5) Construct: Handover to the Contractor
At this stage, the construction process begins.
The project transitions from Architect-led to Contractor-led. A pre-construction meeting is held to:
- Answer any requests for information
- Address any final items required to proceed
- Identify roles and responsibilities moving forward (if project proceeds with Contract Administration)
*Contract Administration is typically available for an additional fee which can be pre-negotiated into the Architectural Services Agreement or negotiated as an add-service. It is typically not included by default.
How our fees are structured:
Depending on the project type and scope, many fee structures are standardized. Fees typically include Core Architectural and Engineering Services. Additional and/or separate fees and services required to complete the design are typically indicated early on to assist you in budgeting.
